Tenants are aware from the start what references will be required, including their financial and contractual obligations, which allows us to get a clear picture of each tenant. Thanks to this process, the lettings team knows exactly who is making an offer on your property, meaning a match is far more likely.
We believe in a very deliberate approach to property marketing, which starts with offering your property initially to pre-qualified tenants. The first viewings will then take place within 24 hours of instruction, with many properties being let before they’ve been formally launched. Following this period, the property is then added to our website and shared to the Belgravia Lettings database.
To ensure our scope is as wide as possible, and to ensure maximum exposure for your property, we brief lettings agents across our network, allowing them to promote your property to their clients.
We understand that being a landlord isn’t always your full-time job, and that your time is precious, which is why we’ll always ask for viewing availability that suits your schedule. All of our tenant viewings are accompanied by a Belgravia Lettings agent, and feedback will be provided to you at the end of each tour. In this, we will discuss how many viewings we’ve conducted, together with our analysis and thoughts on the potential tenant.

Once a tenant has decided your property is the right match for them, they will complete a written offer form. Upon acceptance of this offer, impartial due diligence will be conducted by a third party. This includes credit, employment and previous landlord checks. Unlike many other agencies, our average initial tenancy length is 2 years, contrary to the usual 1 year with a 6 month break clause.
Once the necessary checks have been made, the Belgravia Lettings admin team will then manage the generation of all the necessary paperwork. Assuming both parties are happy, we aim to finalise within 48 hours of the offer being agreed.
Before the tenancy commences, we will be able to advise you on the relevant landlord obligations and legislation. Our team will also arrange any necessary pre-tenancy works, conduct deposit registration and holding, and carry out inventory checks and move-ins. We will also set up the standing order for rent payments. From then on, you will have a personal agent to contact whenever you need, and at any time in the tenancy you can choose what property management services you may need.
